Commercial Roofing Leaks

Having worked on thousands of roofs over the past thirty years, I have come to realize that water, in whatever form has a way of finding the weak point in your roofing. Any experienced roofer will acknowledge that his goal is not only to install roofs that maintain their integrity throughout the wear and tear of the elements, but to ensure that water does not penetrate even at the weakest point.

Most roofing leaks are fairly straightforward in solving, what is less clear is finding the cause of the leak. Usually when we are called in the customer will point out the most visible point of the leak and therefore assume that that is where the origination point is. Typically that is not the case. Water may travel down a rafter or condensation may be the problem. Many plumbing, heating and cooling ventilation problems are overlooked as a common cause of the leak. I have been in this situation many times and below is the most common sources of roof leaks whether commercial or residential:

Cracked, loose or missing shingles, tiles or seams
Severely damaged seals, flashing and calking
Improper insulation
Ponding water, typically on low slope roofs
Improper installation of flashing, valleys, shingles, collars, etc.
Ice dams
Built up debris trapping moisture
Exposed nail heads

There are many more sources that may be unique to types of roofing and the weather environment. It is always best to work with a roofing contractor that has experience with your type of roofing system.
The post Common Commercial Roofing Leak Sources first appeared on Quinn's Construction.

The post Preparing A Commercial Flat Roof for Winter in Greater Boston first appeared on Quinn's Construction.

Living in an area of occasionally harsh winters makes the integrity of a roof critical. A flat roof is even more prone to problems because of the decreased ability to move moisture off. Before a minor roofing issue becomes a full-blown problem it is best to prepare now for the worst that a New England winter can bring . Following the these steps will better enable your flat roof to survive another winter season, hopefully not a repeat of 2014-15.

Check for cracks, loose materials, decayed flashing and problems with gutters.

Check to make sure that the roof is properly vented. ice dams form when snow sits of the roof for an extended period.

Check chimneys for mortar breaking and cracks in flashing

Look for sagging or signs of moisture from inside the building or crawl space.

If you roof is over 20 years old, it is prone to more weak spots and problems

Now is an excellent time to check the fitness of your commercial flat roof.

The first part of a quality roof installation whether residential or commercial, is removal of the old roofing to the decking. The decking should be checked to make sure that it is in good condition to receive the new roof. The underlayment and insulation should be of the highest quality to ensure the longest life. This is accomplished by using materials that have a low moisture absorption rate and are strong and durable. The installation must be by the manufacturers specifications so as to ensure the warranty. Installation by certified and trained contractors further guarantees that all material and workmanship warranties are applicable.

We provide all warranties in writing when the job is completed. The manufacturers will honor all warranties regardless of whether or not the roofing company that did the installation is still in business.
The post Quality Commercial Roof Install Starts with a Proper Base first appeared on Quinn's Construction.

I recently had a commercial roof replacement with WeatherBond PRO PAS (Peel and Stick) TPO. TPO combines the energy efficiency and durability characteristics of the previous WeatherBond Pro product but with the ease of using a pre-applied adhesive. The adhesive is best applied in moderate weather conditions, but it does allow for a quick and easy and consistent installation of your commercial roof. The elimination of solvents makes the roofing install environmentally friendly and odor free – a key benefit for some types of buildings such as schools and nursing homes. The quick installation capabilities of the Peel and Stick TPO Roofing System, allows for less disruption and a quieter, VOC free install. Overall, I rate it a good product and a worthwhile investment from a company that has a reputation for providing quality commercial roofing systems that they stand behind. For example of a commercial roof using WeatherBond TPO, please call us @617-939-1353.
The post Review of WeatherBond PRO PAS TPO Roofing System with Pre-Applied Adhesive first appeared on Quinn's Construction.

Some customers ask us about installing a new shingle roof when the temperatures are extremely cold (minus 32 freezing). This is especially important for those who are experiencing roofing failures and do not have a choice in the matter. This mild Winter so far has presented opportunities for installation depending upon weather conditions.

There are no specific industry guidelines for temperature and roof installation for asphalt shingles, however, various manufacturers have recommendations. Generally you want temperatures to be 40F and above. Shingles will not seal properly unless a temperature of 65F or above on roof is achieved. Shingles will also be brittle because of the cold and this may compromise proper trimming and nailing. Storage beforehand in a heated environment can solve this issue. We do repairs year round depending upon materials, but try to hold off for warmer weather. Unlike residential roofing, commercial roofing in Massachusetts requires more in depth planning and therefore time to execute a proper repair or new installation.
The post Installing A Commercial Roof In Cold Weather? first appeared on Quinn's Construction.
